Proposed Wawa Redevelopment

Project Overview

This project involves the redevelopment of an existing office building site and a Sunoco gas station. The new plan includes the construction of a modern Wawa convenience store and gas station, green space, sidewalks, and landscaping to enhance the value of the corner property.

The zoning process presented several challenges, including the need to secure a use variance to transform the Sunoco into a Wawa and then a conditional use permit for the expansion of a non-conforming use. We worked closely with PennDOT, the township, and the traffic engineer to address traffic, stormwater, and sinkhole concerns, and created more green space to mitigate these issues. By installing sidewalks and landscaping, we added amenities to benefit both the developer and the Township, while preserving the existing office use.

Our team applied its expertise in stormwater design to address the challenges presented by the karst and sinkhole-prone area. To mitigate this risk, we designed stormwater basins that are lined to prohibit infiltration, thus providing long-term benefits and creating a safe and sustainable end product.
