PROJECTS

LANDCORE provides services in the commercial, residential, renewable energy and industrial land development markets. Below is a brief sampling of some of our recent projects:

Tilden Ridge - Hamburg, PA:

This project consisted of a 350,000-sf retail center including tenants such as Wal-Mart, Lowe’s, Wawa and a wide variety of other retailers. The project is located next to Cabela’s in Tilden Township, Berks County, PA. LANDCORE worked with the developer, Ironwood Property Group, from the conceptual planning phase through to the recent successful completion of construction.

Swiss Farms – Somerdale, NJ:

This project consisted of a redevelopment of a commercial site with a Swiss Farms dairy store. This project represented the regional retailer’s first store in New Jersey. LANDCORE worked with the franchisee to design and permit the site which recently opened for business.

 

Upland Square – Pottstown, PA:

This project consisted of a 680,000-sf retail project including tenants such as Giant Supermarket and Gas, Target, Chilis, Best Buy, LA Fitness, and many others. LANDCORE was retained by the developer, Tristate Ventures LP and Cedar Shopping Centers to initially provide project management services. In this role, LANDCORE managed the various project consultants, assisted the leasing team and ultimately aided in securing approvals. Construction of the project was completed in 2010. Subsequently, LANDCORE was retained in a design capacity to design and permit several additional pad areas for Carmike Theater and other tenants.

The Shoppes at Crossroads – Stroudsburg, PA:

This project consisted of a 130,000-sf retail redevelopment including Giant Supermarket and Gas, Red Lobster, and other retailers. Located near Stroudsburg, PA, LANDCORE worked with the developer, Tristate Ventures LP, to plan and execute the redevelopment of a contaminated truck-stop site into a gateway shopping center. Construction was recently completed.


Historic Strasburg Redevelopment – Strasburg, PA:

This project consisted of master planning, design and permitting services of the Historic Strasburg property in Lancaster County, PA. A Hampton Inn and other future development areas were planned, designed and permitted while working with the community to retain the historic nature of the surroundings.

Trexlertown Retail – Lower Macungie, PA:

This project consisted of the development of a retail center for Aldi and Quakertown National Bank. LANDCORE provided permitting and design services to secure several variances as well as ultimate approvals for construction of the facility. Flood studies were also conducted to maximize site yield for the developer. Construction was completed and the tenants opened for business in late 2010.

West Vineland Solar Facility – Vineland, NJ:

This project consisted of a 30 acre utility-scale solar generation facility located in the City of Vineland, Cumberland County, NJ. LANDCORE worked with the developer, Community Energy, to plan, design and permit the facility in an expedited manner to meet aggressive project deadlines.

Springfield Towne Centre – Grove City, PA:

This project consisted of a 150,000-sf Wal-Mart and three outparcels. Major supporting infrastructure including traffic improvements, sewer pump station and water line extensions were also needed. Significant geotechnical challenges were encountered involving specialized solutions, plans and problem-solving. The project recently gained full approvals and is set to begin construction in 2011.

Keystone Solar Farm – Drumore, PA:

This project consisted of a 70 acre utility-scale solar generation facility located in Lancaster County, PA. LANDCORE worked with the developer, Community Energy, to educate local officials on this new type of development, and to plan and permit the facility in a manner that is consistent with the agricultural heritage and landscape of the community. Based on our service on this project, we are currently working on several similar projects for this client throughout PA and NJ.
